Tenancy Application Form Make it Legal Checklist
What's next?
You've made your document, great work! Now you should...
Residential tenancies are subject to many laws in England that are designed to protect tenants whilst balancing landlords’ rights in relation to their properties. When you rent out a property (and even when you start the process of finding a tenant), you must comply with these laws. For more information, read Tenant's rights and Tenants' and owners' obligations.
You need to make your Tenancy Application Form available to everybody who wants to apply for the tenancy. This means, if you’re collecting applications:
-
by hand: print multiple copies of your Form and give these to applicants in person. You can estimate how many copies you’ll need based on the number of people attending a viewing
-
by email: download your Form and send it to all potential applicants (eg by email or by posting it in a property listing)
Consider including any additional information you have about the property alongside your Tenancy Application Form. For example, if there’s a brochure with photographs of the property and a floorplan, you could include a copy with each Form to ensure applicants know exactly what they’re applying for.
A copy of your Tenancy Application Form will be stored automatically in your Rocket Lawyer account ‘Dashboard’.
