Here are a few important steps to take to finish your document

Read the Inventory to make sure it meets your needs. Remember that if you have any questions you can easily Ask a lawyer.

In Wales, landlords must provide an Inventory within 14 days of the occupation date (ie the date from which the contract holder is entitled to occupy the rented dwelling).

Each of the parties must sign the Inventory. If the landlord is a company or LLP, then its representative must sign.

On the day of the tenant's arrival at the property

  1. Print one copy of the Inventory template for the landlord and one for the tenant (or contract holder in Wales).

  2. The landlord, or the landlord's agent, should inspect the property while the tenant/contract holder is also present at the property and fill in, in both of the copies, the condition on arrival of each item in the property

  3. Both the landlord, or the landlord’s agent, and the tenant/contract holder must sign and date each copy

On the day of the tenant's departure from the property

  1. The landlord, or the landlord’s agent, and the tenant/contract holder should find and bring with them their original copies of the Inventory they signed on arrival

  2. The landlord, or the landlord’s agent, should inspect the property while the tenant/contract holder is also present at the property and fill in, in both of the copies, the condition on departure of each item in the property

Each party should make a copy of their signed Inventory and store their signed original safely away.
