Kentucky Eviction Notice Basics

As a landlord, sometimes you have no choice but to evict a tenant.Kentucky law requires a landlord to give a tenant proper notice before the eviction process can begin. Use a Kentucky Eviction Notice if you want to begin the process of removing your tenant.

Use the Kentucky Eviction Notice document if:

  • Your tenant has failed to pay the rent.
  • Your tenant has violated any provision of the lease or rental agreement.
  • You wish to end a periodic tenancy (such as month-to-month).
  • The lease has expired and the tenant has remained on the property.


    Please Note:
  • You may never forcibly evict a tenant without going through the formal tenant eviction process.
  • This notice is specific to properties located in the following counties: Barbourville, Bellevue, Bromley, Covington, Dayton, Florence, Lexington-Fayette, Georgetown, Louisville-Jefferson, Ludlow, Melbourne, Newport, Oldham, Pulaski, Shelbyville, Silver Grove, Southgate, Taylor Mill or Woodlawn County.
