Things can change quickly on a construction project. A Change Order can be used to address unforeseen contingencies that come up, and replaces the original contract for the construction project. An existing contract will specify which services and materials a contractor will provide, the design of the project, and the projected deadline. There can be, however, delays due to weather, equipment failure, or late shipments of supplies, for example. This is where a Change Order can become useful.
A Change Order specifies new requested work modifications (which differ from the original contract), the reasons for the change, as well as the difference in the payment and time period between the previous agreement and the requested changes. The Change Order document, if accepted by each party, becomes the valid contract by which all the parties must legally abide.
