A Special Warranty Deed is commonly used to transfer interest in a property or land to a new owner in exchange for an agreed upon sale price. Unlike a Warranty Deed, which guarantees clear title (a title free of defects) in all conditions, the Special Warranty Deed only provides the Grantee with a guarantee against problems in the title created while the Grantor owned the property.
